BANYAN TREE GROUP BRANCHES INTO BARBADOS AND BALI

Singapore, 22 September 2005 - Banyan Tree Group today announced its latest international projects for both brands, Banyan Tree and Angsana, scheduled for 2008. The Singapore-based group recently inked agreements with Bacassa Developments (Barbados) Limited to establish a Joint Venture Development company and an agreement to manage a resort in the plush real estate development at Black Bess Plantation, St Peter, Barbados. The Banyan Tree resort will be built on an elevated five hectares parcel of land that overlooks the Caribbean sea.

Closer to home base is a deal with the Masuka Investment Group in Asia to manage an Angsana Resort and Spa in Bali, Indonesia.
The new resort will comprise 31 apartments, 31 villas and an Angsana Spa in an exclusive cliff-side enclave overlooking the Southern Ocean coast, with each villa oriented to a stunning ocean view.

Mr Mark King, the Co-Director of Bacassa Developments (Barbados) Limited said, "This is a very exciting time for the entire island of Barbados. The resort, 18-hole golf course and real estate, will be a perfect blend of East meets West. This will significantly shift the paradigm of the tourism product Barbados has to offer. Bacassa looks forward to commencing the Banyan Tree site development works before the year end."

The resort's famous pool villas - the first for Barbados - are in the planning stage.
The Banyan Tree property is exclusively designed by Architrave Design and Planning to capture the Asian appeal that is synonymous with Banyan Tree. This magnificent resort sits in a commanding position above the prestigious West Coast of Barbados and is surrounded by a kaleidoscopic landscape that includes small cliffs, gullies and dense forestation.

Angsana Resort and Spa in Bali
The Angsana property in Bali comprises four hectares of prime cliff-top land on the most
 southerly tip of Bali, known as the Tepi Kahyangan project. It belongs to the Masuka Investment Group.

The Angsana resort will be developed by Gfab, a prominent international architecture practice. The signature Angsana style will be conceptualised with creative consultation from Architrave Design and Planning.

Other projects underway
From next year onwards, upcoming Banyan Tree hotels and resorts will be located in China, Bahrain, Koh Samui, Mexico, Greece, Morocco and Dubai.

Top Accolades
Banyan Tree Phuket, the group's flagship resort, topped a 2004 Asia-Hotels.com readers' online survey as Best Asian Hotel. Banyan Tree Bintan ranked number 10. The resorts are featured in Asia's Best Hotels & Resorts, an authoritative guide based on nominations by travellers in 162 countries.

Bacassa Developments Limited is a privately owned Barbados registered company, formed in 2000, with 85% of the equity owned by the founding directors and 15% owned by private capital investors. The primary purpose of the company is to source, research, package and develop leisure property investment opportunities.

The Masuka Investment Group was founded in early 2003 by Dermot Monaghan and Marcus Goldstein to capitalise on the perceived under valuation of property in Asia. The group comprises 9 shareholders carefully chosen not for financial might but their diverse talents, including investment bankers, an architect, a boutique hotel owner, a lawyer and other professionals.
